There are many areas of a roof that can fail and cause problems. It's important to know what these problem areas are and what the signs are of a problem with that particular aspects of the roof.

Flashings are metal pieces in the roof that cover the edges of anything that causes a break in the shingling, such as around a chimney, vent pipe or dormer. Any damage or inconsistencies with flashing need to be repaired immediately or water from snow meltage and heavy rain can enter the interior of the home causing structural rot and damage to walls.

Asphalt roofing materials have granular surfaces, similar to fine gravel. Over time, it becomes brittle and these small granules fall out. A sign of this happening is bare spots on the roof, granules in the gutters, and shingles curling up.

Roofs that have wooden shake or shingles are more suceptable to water damage. Look for signs of warping or dry rot, depending on your location. Do you know the difference between shakes and shingles? Shakes are hand-split on at least one face, and either tapered or straight. Shingles are sawn and tapered. If one third or more of your roof's shingles have signs of dry rot or warping, the roof should be replaced. However, never walk on a wooden shake or shingle roof, as that will do even more damage.

Metal roofs are designed to last 50 years if maintained and properly painted. Metal roofs come in several materials ranging from galvanized iron or steel, to aluminum, copper, and even lead (in older homes). Each type of metal roof has specific wear characteristics that you should be aware of. Signs of pitting, rusting, and corrosion are a result of natural aging. Loose or open seams and joints can lead to leaking and should be repaired.

High-end shingles include slate, clay tile, and asbestos cement shingles, and will last a lifetime if properly care for. They are subject to ice damage in intemperate climates, and because they are so brittle and easily broken, it is important to inspect them yearly by using binoculars to get a close look at their condition. Broken, chipped or missing pieces indicate time for repairs.

Types of Roofing Materials

It is important that your roof be comprised of the correct materials for the climate and weather conditions your home is exposed to. In temperate climantes, such as souther California, clay tile roofs are the norm. In more intemperate climates, metal and slate roofs are the norm. The most popular, and most common, roofing material are asphalt shingles.

• Ashphalt Shingles - there are two types of asphalt shingles: organic and fiberglass. Organic shingles are made up of paper saturated with asphalt, to make it waterproof. A top coating of adhesive asphalt is applied and ceramic granules are placed in that. Fiberglass shingles contain a base layer of glass fiber reinforcing mat. This layer is not waterproof, so it must be coated with asphalt.

• Clay Tile Roofs - comprised of overlapping roof tiles constructed from fired clay, these roofs are expensive but long-lasting. Even though the cost is high, a clay tile roof can be expected to last up to 100 years. Clay tile roofs offer superior water resistance.

• Slate Roofs - slate roofs also come with a high cost, but can be expected to last up to 200 years. The ability to cleave slate into thin sheets makes it much lighter than concrete tiles, but still heavier than sheet steel or other light roof coverings.

• Wooden Shingles - wooden shingles can be made from several types of wood, including Redcedar and Hardwood. With a shorter life-expectancy of up to 30 years, and a higher-cost, wooden shingles are typically reserved for restorations and not new home construction.
